If you are looking to buy a foreclosure to "Flip" or to fix up and live in, and get great "instant equity", now is one of the best times in history to do so. Prices are good, and interest rates are low. With a little patience and willingness to move quickly once you find the right property, you should fair well.
Tip #1 - have your credit preapproved through a mortgage lender that is experienced with foreclosures like Jesse Hardin at Flagstar Bank 859-361-0309 or Jerry Pickrell at Kentucky Mortgage 859-421-4555. Most, if not all banks require a preapproval letter for the sales amount and a minimum $1,000 earnest deposit to submit an offer on a foreclosure. They also generally will not accept an offer contingent upon selling a current home.
Tip #2 - Find an experienced Realtor, like me, to help you. We have bought and sold 7 flips and help about 10 clients a year buy foreclosures and short sales. We are also certified with SFR. Many advertisements give poor information or feel like a "trick" or too good to be true. The foreclosure market is confusing enough without going about it on your own or with a Realtor who has not completed at least 20 foreclosure or short sale purchases.
Tip #3 - A common error is to try to work with several Realtors thinking that one will find a deal that the other won't. What actually happens is that the Realtors will often give you less attention if they know you are working with other Realtors. Find a good Realtor that you trust and that is experienced and work soley with them.
